It is Spring again and planning for the Summer projects has begun.
PLEASE READ ATTACHED NOTICES FOR SCHEDULED PROJECTS SO YOU MAY PREPARE ACCORDINGLY.
This past winter didn't bring near as much snow as our previous winter. This was good on the snowplowing Budget, but is not good for our fire danger. Please be particularly cautious.
As a reminder, cigarette butts must never be thrown on the ground. All extinguished cigarettes must be disposed of properly, do not leave them anywhere on the common areas including the pavement.
The summer projects detailed within the newsletter require your attention. Please make note of each date that affects your unit and prepare as necessary, prior to the Contractors arrival. Please remember, if your deck and surrounding areas require cleanup by the Association, your Unit may be charged the full price for the labor and dump fees.
Lawn mowing takes place as the need arises, there is no defined schedule as our rains, or lack of, make all the difference in the need. Please contact me if you feel that mowing is necessary as I count on the Board Members and Association Members to make this determination.
The Board shall review bids and consider the budget with additional projects that the Association hopes to complete this year. These projects include paving maintenance and retaining wall replacement. The schedule and specific addresses have not yet been determined. Please know that all projects are considered important and shall be completed based on priority. If a retaining wall is not completed this year, the Budget shall be reviewed and with constraints considered, the Board hopes to completed all necessary rebuilds no later than summer-end 2009.
With every project, your input is very important. Please provide me with feedback as projects take place. If you feel that anything has been missed, overlooked, or performed improperly - as with any safety issue - please notify me immediately so that we may address the situation with the contractor. It is very difficult to discuss issues with a contractor when we have not been notified of a problem at the time it occurs. Timely notice is extremely important.
Board Members are needed! We currently have openings for 3 Board Members. Board Meetings keep you updated on the happenings at Paradise Pines and when you become a Board Member, you help the Association by addressing the concerns and making the decisions that continue to achieve the goals of it's Members. Please contact me if you are interested.
All Members are invited to attend. Even if you are not interested in joining the Board, you are more than welcome to join us at the meetings.
Newsletters are sent out periodically, with no defined schedule. If you have a topic that you feel should be addressed through a Newsletter, or anything of interest that you would like me to include, please contact me.
We would like to hear from you with any suggestions, thoughts, and ideas you may have.
Maintenance projects such as Chimney cleaning and building Staining are performed each year on specific schedules. Staining of the buildings is performed on a 4 year rotation. Please note that notice is provided through the Newsletter or special notice may also be sent by mail; in certain circumstances fliers are delivered.
Chimney cleaning is performed annually and it is your responsibility to contact the Contractor directly as detailed in the Notice, to reschedule prior to the cleaning date if you will be unable to accommodate the schedule assigned. Costs associated with missed appointments are due and payable by the Owner of the unit. Please remember - once Notice is given, you do not receive further reminders.
Retaining walls and deck repairs are performed as necessary and as budgeted, and can occur without notice. Should a deck need to be cleared prior to the onset of a project, the resident will be provided with Notice.
Replacement of deck surfaces with composite material shall occur as time and budget allow.
It is very important that Residents comply with requests to clear decks, remove vehicles, etc. in order for work to be performed safely and efficiently.
Please let us know if you have any safety issues that we are not already aware of. If you see any situation that you consider to be a hazard, please contact me immediately.
For all New Residents; Owners and Tenants and a reminder for everyone -
Townhome ownership and leasing comes with added benefits. Association Property Management is available for any need that may arise regarding common areas,buildings, and decks (everything outside your door), and as an owner your taxes are exempt from any land ownership. The Property Manager's job is to interview and hire qualified and experienced Contractors for all townhomes projects, which include the upkeep, repair and replacement of pavement, roads, and roofs. Additionally trash pickup and snow removal are provided. Your Board works hard to maintain your townhome community and protect property values.
We would like to remind everyone that the Common Areas (everything outside) are Association property and are owned and maintained by the Association. Please do not perform any type of maintenance, repair or improvement, and do not alter the Exterior in any way, this includes anything attached to Association property (the building), such as Dish, Chimes, Decorations, etc.
Nothing is to be installed without prior Board approval and may be removed at Owner expense. All Common Area maintenance projects are hired by the Association, and the Contractors are Licensed (if required) and Insured.
Direct Deposit - We do not currently offer Direct Deposit. If you are interested, please contact me. If there is enough interest we may again pursue this possibility.
DOG Issues - Please remember, it is your responsibility to clean up after your pet(s) when you walk them and wherever you allow your dog out. Pets are not allowed to be left unattended, whether it is by leaving them enclosed on a deck or by tying them off outside, and are not allowed to disturb other residents. Please contact me if you know of any unit causing problems with their pets. The Board shall levy fines as necessary to enforce compliance with this Covenant.
Trash pickup is on Monday mornings and must be placed at the pickup area no sooner than the morning of pickup. Trash containers must be taken in and stored out of sight in your garage the same day. Trash containers will be removed by the Association if they are left out.
Units shall be fined for trash that is allowed to escape their containers that is not cleaned up, and for containers that are placed out too early and those that remain out after pickup. The Unit Owners shall be charged all costs for cleanup.
The Holiday Schedule for trash pickup is as follows; if one of the holidays fall on Monday (your pickup day), the pickup will be made one day later on Tuesday: New Years Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, and Christmas Day. Trash service is an Association paid expense.
Vehicles that are abandoned or are parked in the parking lots for an unreasonable length of time (including those with 'For Sale' signs), will be towed at the owner's expense.
Each resident is required to park one vehicle in the garage, with the second vehicle to be parked in front of the garage. If you have more than 2 vehicles, please find another location for your other vehicle(s) and contact me if you have a situation that does not allow for this.
It is not permitted to park extra vehicles in the excess parking areas of any lot, these areas are intended for guests and for temporary parking.
- Do not purchase a hot tub for use at Paradise Pines without prior written approval by the Board. Hot tubs need to meet certain permit, insurance and legal criteria before the Board will discuss.
CHARCOAL BARBECUE'S ARE NOT ALLOWED ON DECKS AT ANY TIME.
Electric and Gas grills are the only BBQ's allowed at Paradise Pines due to insurance requirements.
Please remember ashes taken from your fireplace or woodstove
must be placed in a metal, fireproof container with a tight-fitting lid
and typically must stay in this closed container, placed on a nonflammable surface, for at least 2 weeks to be certain all ash is out, before placing in a garbage bag and disposing of it.
Ashes are not to be dumped anywhere on Paradise Pines property, and should never be dumped outdoors in any situation - even if you feel certain that they are out.
You can bring your cardboard and newspaper Recycles to the Divide Transfer Station between the Sheriff's office and Post Office. Recycling is free. For all other recycles, RECYCLE AMERICA TAKES ALL RECYCLES AND IS ALSO FREE. They are located at 602 E. 4th St. in Colorado Springs, which is East on Fillmore from I-25, North on Stone, and East on 4th in Colorado Springs. The local grocery stores may also take aluminum. There is no curbside pickup service for recycles.

Reminders and Information for Owners
*Please send current information as your tenants change or you change ownership.
*It is your responsibility to please give your tenants a copy of the Bylaws and Covenants so that they are aware of the requirements designated by the Association. If you did not receive this at your closing please go to our web site, or contact your Title company for a hard copy.
*Please remember that any issues you may have at the Townhomes should be brought to the Board meeting.
If you are unable to attend the next meeting or the issue cannot wait, please bring the problem to my attention first and I will bring your grievance to the Board for you.
No one person (myself, the President, any Board member..) can make any decision alone. Every issue dealing with the Townhomes goes through the Board for approval, disapproval and discussion prior to any action. If you have personal issues with your neighbors, please attempt to resolve these on your own.
Winter Reminders..
Snowplowing is performed at 6"; decks and stairs are not shoveled, this is an Owner responsibility. When a snow is predicted, please be certain that all vehicles are off of the lot and inside garages, so that plowing may take place. If vehicles are left parked on the lot, these vehicles may be plowed in, and the contractor does not return to re-plow areas that were inaccessible, or to shovel out vehicles.
Please be certain to keep your steps and decks shoveled. Decks and stairs that are cleared of snow do not deteriorate as quickly and require much less maintenance.
Ice Melt is available upon request; please call me if you would like a bag.
*Always remember to remove your outside hose at the onset of cold temperatures, as the hose can cause pipes to freeze and cause damage, if left connected.
