Covenant Synopsis
-
All Exterior Maintenance is performed by, and paid for by the
Association. No Owner shall change anything on the Exterior without
prior written approval.
-
No Animals allowed other than domestic animals which are
bona fide household pets, so long as such pets are not kept for
commercial purposes and do not make objectionable noises or otherwise
constitute a nuisance or inconvenience to any of the residents.

No temporary
house trailer, camper, tent, boat, garage or outbuilding shall
be placed or erected upon any Lot.

No advertising or signs of any character
shall be erected, placed, permitted or maintained on any Lot.
-
Lots
to be kept clean; No trash, litter, junk, boxes, containers, bottles,
cans, lumber, etc. shall be permitted on any lot visible from any
neighboring Lot or street.
-
No condition shall be permitted within
any townhome, balcony, deck, etc. that is visible from other Townhomes
or the Common Area which is inconsistent with the design integrity
of the project.

Gardens are permitted as the Association may decide.
-
No Noxious or Offensive activity is allowed. No electronic or
radio transmitter of any kind shall be operated upon the Property.
-
No hazardous
or unsafe activity is allowed, including no firearms discharge,
and no open fires or campfires.

No annoying Lights, sounds or odors.

Vehicles shall be parked one in the garage, one in front of the
garage. Any unit owning more than two vehicles shall find accommodation
for the other vehicle(s) off of Paradise Pines property.

Outside
aerials, clotheslines, antennae and basketball hoops and backboards
are not allowed unless approved in writing.
-
No garbage shall be deposited
on any street, Common Area or any Lot. All trash containers shall
be stored in garage except during pickup day, and shall be placed
back in garage by the end of the day.

No auto repair, maintenance,
repainting, etc. shall be performed on any lot.
-
All electric, TV,
radio, phone and cable lines shall be buried.
-
No obstruction shall
hinder access to public utility meters.
-
Garage doors shall be kept
closed at all times except when in immediate use.
-
A fine may be levied
against any unit for violation of these or any of the Covenants,
and excess or illegally parked vehicles may be towed at Owner's expense.
